EICR Surrey & London – Landlord Electrical Safety Certificates

Undertaking Electrical Inspections and Testing

Buchanan & Curwen specialises in undertaking electrical inspections and testing for homes and businesses across Surrey and London. As experienced electrical contractors working within the electrical contracting industry, our qualified and competent electricians carry out thorough electrical inspection and testing on all types of electrical installations—from domestic properties used as an only or main residence to complex commercial premises.

Our friendly, professional electrical engineers deliver rigorous technical assessments of your electrical system, ensuring your electrical supply, fixed electrical installations, low voltage systems, and connected electrical equipment meet current electrical safety standards, wiring regulations, and building regulations.

Whether it’s a routine visual inspection, detailed fixed wire testing, or periodic inspection and testing, we’re here to help keep people safe and compliant.

What Is an Electrical Installation Condition Report (EICR)?

An electrical installation condition report—often referred to as an EICR—is an essential form of certification service that confirms whether an existing electrical installation is safe for continued use. Our electrical installation condition reports assess fixed installations, socket outlets, emergency lighting, and the overall electrical system, checking for danger present, wear, or defects that may be potentially dangerous.

Across Surrey, London, and the wider South East, regulations apply requiring landlords to arrange a periodic inspection at least every five years. Since changes introduced by the Health and Safety Executive, landlords must ensure a competent person carrying out inspection and testing—such as a qualified electrician or competent electrician—produces a valid report, or risk enforcement action and fines.

EICRs are also valuable for:

  • An existing tenant or prospective tenant
  • Property purchases or sales
  • Verifying safety after electrical work or new electrical installations
  • Demonstrating compliance with the National Inspection Council guidance

Our Electrical Inspection and Testing Process

As an established electrical contractor and member aligned with best practice promoted by the Electrical Contractors Association, our electricians conducting the work follow clear, proven testing procedures:

  • Visual inspection of the existing installation
  • Detailed testing and inspection using specialist equipment
  • Fixed wire testing and periodic testing
  • Verification of the correct operation of circuits and protection devices
  • Review of test results against current electrical safety and wiring regulations. Clear reporting and certification, including an electrical installation certificate where applicable
  • Clear reporting and certification, including an electrical installation certificate where applicable

Where required, we also undertake inspection of portable electrical appliances, offering portable appliance testing, commonly known as PAT testing or portable appliance testing (PAT), for offices, landlords, and commercial clients. This covers portable electrical appliances, electronic equipment, and equipment connected to the electricity supply, ensuring safety during in-service inspection and routine inspection.

EICR Classification Categories Explained

Our electrical inspection findings are clearly categorised, so you know exactly what action is required:

C1 – Immediate Danger
A serious issue where danger is present requires immediate remedial action.

C2 – Potentially Dangerous
A fault that could become hazardous if not addressed promptly.

C3 – Improvements Recommended
No immediate risk, but upgrades are advised to improve electrical safety.

FI – Further Investigation Required
Indicates investigation required or further investigation before full assessment can be completed.

Any C1 or C2 issues must be resolved within a defined timeframe, followed by subsequent inspections to confirm compliance.

Landlord Responsibilities Made Simple

To remain compliant and protect tenants, landlords must ensure:

  • Periodic inspection and testing every five years (or at initial frequencies recommended)
  • Reports are provided to each existing tenant within 28 days
  • Documentation is supplied to local authorities upon request
  • All remedial work is completed by a competent person
  • Records are kept for future periodic inspection and testing inspection

Our team can manage the entire process—from inspection and testing to remedial electrical installation contracting—so you don’t have to worry.
