What Is an EICR?
An EICR (Electrical Installation Condition Report) is a crucial document that certifies your property’s electrical systems are safe. In Surrey, London and across the South East, landlords must obtain an EICR every five years to comply with current safety regulations that certifies a building’s electrical systems as safe for use by building owners, tenants, and occupiers. These have become increasingly important since new regulatory changes have improved electrical safety standards in rental properties. As of 2020, landlords must now have their properties inspected every five years by a qualified electrician or incur significant fines.

If any issues are identified, especially C1 or C2, remedial work must be completed in a specified timeframe to ensure compliance.
Your Responsibilities
To comply with safety standards and ensure tenant safety, landlords must fulfil the following requirements regarding EICR:
- Ensure Inspections Occur Every Five Years
- Provide Copies of the Report to Tenants within 28 Days
- Submit Reports to the Local Authorities upon Request
- Complete Necessary Remedial Work Promptly If Any Issues Are Identified
